Loans are made exclusively to valid legal entities, such as LLCs, corporations, or partnerships, for commercial, business, or investment purposes.
Equity REI does not lend to individual human consumers under any circumstances. All borrowing entities must be registered and in good standing with their respective state division of corporations (e.g., Florida Sunbiz) prior to funding. Equity REI does not provide consumer loans, owner occupied residential mortgages, primary residence financing, secondary residence financing, second home loans, vacation home loans, or loans for personal, family, or household purposes.
Under no circumstances may any borrower, corporate officer, member, manager, partner, principal, guarantor, related party, or affiliated occupant occupy the collateral property as a residence or secondary home.
Financing is limited to non owner occupied investment property projects.
Equity REI may review business purpose investment property financing requests involving private commercial real estate lending, hard money capital, bridge loans, fix and flip loans, rental loans, construction loans, fix to rent loans, build to rent financing, multifamily bridge loans, and other approved investment property loan scenarios.
Investment Property Projects
Properties acquired, built, renovated, refinanced, rented, sold, or stabilized for commercial, business, or investment purposes.
Entity-Only Borrowers
Approved legal entities such as LLCs, corporations, or partnerships. Loans are never issued to individual persons.
Business Purpose Use
Loan proceeds must be used strictly for commercial, business, or investment purposes tied directly to a qualifying real estate investment property.
Equity REI does not finance personal residences or consumer loan requests.
The following loan requests are strictly outside Equity REI’s business purpose investment property lending model and will be rejected instantly.
Primary Residences
Equity REI does not provide financing for a borrower’s primary residence or any property intended to be used as a primary home.
Second Homes
Equity REI does not provide financing for second homes, vacation homes, seasonal residences, or personal use properties.
Owner Occupied Mortgages
Equity REI does not provide owner occupied residential mortgages or any loan where the collateral property will be occupied as a residence.
Consumer/Individual Loans
Equity REI does not provide loans to individuals, or loans for personal, family, household, consumer, or non-business purposes.
The collateral property cannot be used as a residence by the borrower or related parties.
Equity REI’s financing is for non owner occupied investment property projects only. The borrowing entity’s corporate officers, members, managers, partners, principals, guarantors, related parties, or affiliated occupants may not live in, use, or occupy the collateral property as a residence.
Any request involving current or intended residential occupancy by any associated natural person is completely ineligible for Equity REI business purpose investment property financing.
